Welcome to the Tanglewood Lake Owners Community website!

YELH0xwCwzY1kkiD.jpgTanglewood Lake is a private community, approximately 60 miles south of Kansas city, consisting of three lakes and surrounding properties. The largest lake covers approximately 135 acres. It can be used for many types of recreational water activity including water skiing, tubing, personal water craft and fishing.

The middle lake covers approximately 30 acres and the smallest lake covers approximately 9 acres. Personal water crafts are not allowed on either of these two lakes and battery powered craft only on the 9 acre lake. Our two smaller lakes are for fishing, floating and swimming.

We have Association owned and maintained areas that can be used by members and their guests. This includes: A park area that offers a sheltered picnic area that can seat up to 80 people, adjacent horseshoe pits and play ground equipment.

The picnic shelter area may be reserved for groups by members. Many of our Tanglewood Lake property owners are full time residences. Others utilize their properties as weekend retreats.

As a self-financed, private community we have an elected Board of Directors and abide by covenants, conditions and restrictions. Our Recreational Committee continues to host great events for all our members and guests of all ages.

Some of these events include: Spring Fishing Tournament for ages 15 and older, Little Angler Fishing Tournament for 8 years and younger plus ages 9 to 15, Annual Poker Boat Run,  Fall Fishing Tournament for ages 15 and older, Annual Picnic and Raffle, Campfire Yahtzee and October Fest at the Park

Membership
In order to enjoy membership privileges, the owner of property within Tanglewood Lake shall establish membership rights by presenting to the TLOA Office a recorded legal document showing ownership (deed).  Recording this document with the Linn County Register of Deeds conveys to Tanglewood Lake that you agree to Tanglewood Lake Covenants and Restrictions, By Laws, Rules and Regulations.  Upon receipt of this legal documentation, change of ownership is made in our records, and gate cards will be assigned.

Association Board Meetings
The regularly scheduled Board of Directors' meeting time is 9:00am on the second Saturday of each month. The Board will go into private session to discuss any personnel (human resource) or legal (potential litigation) matters as warranted. Federal and state regulations revolving around the Privacy Act mandate these matters not be discussed in public. Board Meetings are held at the Office or Shelter House (weather permitting) located at 610 SW Lakeside Dr (Office) or north of the Large Lake Boat Ramp (Shelter House).

Property Development
All property owners are required to obtain permission, via a Building Permit, from the Tanglewood Lake Owners Association's Architectural Control Committee before any development is done on their lot. Forms  are available within the Association Forms page on this site.  All completed forms and required documentation need to be returned to the Association's Office for the Architectural Committee 's review and approval. Fees at this time range from $25.00 - $100.00. Separate building permits may be required by Linn County and its ordinances. Further information, such as current fees, requirements and forms, are available at the TLOA office located at 610 SW Lakeside Dr.
